What Can We Do For You?
Firstly, upon your invitation, a no obligation appointment is made for a representative from The Bridgwater Letting Agency to view your property. This would allow our representative to raise and discuss, with you, any queries or Health and Safety issues. Your property needs to be looked at with an eye to the accommodation on offer to prospective tenants.
Furnished or unfurnished? The choice is yours! There is a greater demand in the Bridgwater area for unfurnished accommodation. Some specific properties do require furnishing - these are usually Houses of Multiple Occupation or Bedsits. What has to be remembered is that all Electrical, Gas Appliances and Furniture which is left in your property has to meet the Regulations as stated by Law. We can give you leaflets, information and advice so that it will give you a better understanding and no mistakes are made.
Full Management OR Find a Tenant Only
It is now time to decide whether you would like The Bridgwater Letting Agency to take over the 'Full Management' of your property or whether you would like us to 'Find a Tenant Only'.

Find a Tenant Only
Upon your instruction we would:
- Advertise your property. This could be done through the Internet, local papers, office window display and not forgetting word of mouth.
- Accompany the prospective tenants to viewings of your property.
- When a prospective tenant is found, who meets your instruction, we carry out the relevant Referencing and Credit Checks. Should the applicant be successful a 'move in' date is agreed.
- Prepare an 'in depth' inventory which will reflect the condition of your property. (Copies of which are checked and signed for by the tenant.)
- Prepare Tenancy Agreements for signature.
- Accept the payment of cleared funds or bankers draft for the first month's rent and deposit.
- The next step is to collect all the signatures required. We are then able to give your new tenant copies of relevant documentation and the keys to your property. At this time we make arrangements for future payments of rent.
- All the service boards such as Gas, Electricity, Water and Council Tax are informed of any reading and the move in dates of your tenants.
- A Statement of Account is raised by The Bridgwater Letting Agency to reflect the payment of your rent.
Fully Managed
In addition to all of the above we would:
- Be the point of contact for your tenant - at all times.
- Collect ongoing rent and raise statements monthly to reflect the payment to a bank of your choice.
- Arrange inspections of your property and inform you of any problems which could require future attention.
- Deal with maintenance issues as per your instruction.
- If your tenant gives notice we would discuss with you your future plans for the property and seek out new tenants if required.
- Carry out a final inspection of the property and deal with any issues which require attention for the refund of the deposit.
